And let’s not forget William Land Park, Sacramento’s largest park at 166.5 acres. With a zoo, Fairy Tale Town, a golf course, and endless trails, it’s a haven for outdoor enthusiasts. Whether you’re jogging, biking, or walking your dog, this park is a major perk of living nearby.
2. A Dream for Outdoor Lovers
In addition to its parks, South Land Park is now home to the Del Rio Trail, a 4.8-mile trail that opened in May 2024. This trail replaces old railway tracks and runs parallel to Interstate 5 and Freeport Boulevard, offering a car-free way to access schools, parks, shops, and even jobs. It’s perfect for runners, cyclists, and anyone looking to enjoy a scenic stroll.
3. Proximity to Downtown & Major Freeways
One of the biggest draws of South Land Park is its location. It’s just a 10-minute drive to downtown Sacramento, making it ideal for commuters. With easy access to I-5, Broadway, and Florin Road, getting around is a breeze.
4. A Beautiful, Unique Neighborhood
South Land Park is known for its mature trees, spacious lots, and mid-century architecture. If you’re a fan of homes with character, you’ll love the Eichler-style houses that dot the area. These homes, designed by Joseph Eichler, feature glass walls, open floor plans, and post-and-beam construction—perfect for those who appreciate California Modern design.

The charm and location of South Land Park come at a cost. The median home price here is $624,000, which is higher than the Sacramento average. While it’s more affordable than neighboring Land Park, it’s still a significant investment.
2. Traffic & Congestion on Freeways
While the proximity to I-5 is a plus, it can also be a downside. During rush hour, the freeway can get backed up, leading to stop-and-go traffic. If you commute downtown, be prepared for some delays.
3. Limited Dining & Nightlife
South Land Park is more of a quiet, residential neighborhood than a bustling hub. While there are a few local restaurants and shops, you’ll need to drive to other areas for more variety. If you’re looking for a vibrant nightlife scene, you’ll likely head to Midtown or downtown Sacramento.
4. Del Rio Bike Path Challenges
The Del Rio Trail is a fantastic addition to the neighborhood, but it’s not without its issues. As of March 2025, the bike path bridge is blocked off due to safety concerns caused by faulty construction. This means cyclists and pedestrians have to share a bridge with cars, which isn’t ideal. It may take some time before the issue is resolved.
5. Older Homes May Need Updates
While the mid-century homes in South Land Park are full of charm, they often come with the need for updates. From dry rot issues to outdated kitchens and bathrooms, be prepared for potential renovation costs if you’re buying an older home.
