If you’re considering relocating to Sacramento, California, you’ve likely heard about East Sacramento—or as locals call it, "East Sac." This vibrant neighborhood is one of the most sought-after areas in the city, and for good reason. But like any community, it has its pros and cons. In this blog post, I’ll walk you through everything you need to know about living in East Sacramento, including what it’s like to buy a home here, so you can decide if it’s the right fit for you and your family. Where Is East Sacramento Located?
East Sacramento is situated east of Midtown, bordered by Highway 50 to the south, Business Loop 80 to the west, and the American River to the north and east. Its central location makes it a convenient and desirable place to live.
The Pros of Living in East Sacramento

McKinley Park
McKinley Park is a 32-acre green space that serves as the heart of the community. It features a rose garden, playgrounds, tennis courts, and jogging paths. It’s a hub for community events and a favorite spot for families. -
Great Schools
East Sacramento is home to some excellent schools. Theodor Judah Elementary School, located on McKinley Boulevard, is rated 7/10 on GreatSchools.org. Another standout is David Lubin Elementary School on M Street, also rated 7/10. David Lubin is known for its diversity and was a great fit for my family.
For middle school, Miwok Middle School is highly regarded for its strong academics, safe environment, and quality teachers. It’s also known for its sports programs, particularly its cross-country team, which has won competitions both locally and nationally. (As a proud mom of a former team member, I can attest to how amazing this program is!)
My son attended Theodor Judah, David Lubin, and then Sutter Middle School, and we loved the teachers and environment at all three. For high school, we opted for a specialty program at McClatchy High School, which I’ll discuss more in my upcoming Land Park blog post. -
Festive Holiday Spirit
East Sac truly shines during the holidays. The Fab 40s neighborhood goes all out with epic Halloween decorations and Instagram-worthy Christmas lights. It’s a magical experience for residents and visitors alike. -
Walkability and Proximity to Amenities
East Sacramento is packed with coffee shops, restaurants, and parks. Its proximity to Midtown and Downtown Sacramento means you’re close to farm-to-fork restaurants, live music venues, and cultural events. Yet, unlike downtown, East Sac is quieter and more residential. -
Bike-Friendly Streets
Both M Street and McKinley Boulevard are bike-friendly and great for jogging, making this neighborhood ideal for active individuals and families. -
Historic Homes with Character
East Sac is known for its stunning historic homes, many built in the early 20th century. Think Craftsman bungalows and Tudor-style houses. These homes are full of charm and character. -
Strong Sense of Community
East Sacramento has a tight-knit community feel. Neighbors know each other, and there’s always something happening—block parties, happy hours, potlucks, and farmers' markets. It’s the kind of place where you can truly put down roots.
The Cons of Living in East Sacramento

Because East Sac is so desirable, home prices tend to be higher compared to other areas in Sacramento. For example, a 3-bedroom, 2-bath home recently averaged around $850,000. -
Limited Inventory
Homes in East Sacramento don’t stay on the market for long. If you find a property you love, you’ll need to act quickly. -
Older Homes, Older Infrastructure
While historic homes are charming, they often come with older infrastructure. Be prepared for potential renovations or updates, and factor those costs into your budget. -
Traffic and Parking Challenges
Being close to Midtown and Downtown is a perk, but it also means dealing with more traffic, especially during rush hour. Parking can also be a challenge, particularly if you’re hosting guests or attending local events. Many homes don’t have garages or driveways. -
Smaller Lots
If you’re looking for a sprawling estate with a huge backyard, East Sac might not be the best fit. Lots here tend to be smaller, and larger homes are harder to come by. -
Competitive Market
If you’re set on a historic home or a prime location, be prepared for a competitive market.
